Get a quoteTransactional funding from F2 Finance pays the full A-to-B purchase price when you have a resale agreed, and is repaid when your end buyer closes, usually the same day. You take title, keep your spread private and never bring your own cash. We underwrite the deal and your end buyer, not your credit score. No forms: email or call the deal team and talk to a person.

In a wholesale double close there are two sales of the same property, often within hours of each other. You buy from a motivated seller (the A-to-B leg), then sell to your end buyer at a higher price (the B-to-C leg). Transactional funding is the short-term capital that pays for the first leg. F2 Finance wires 100% of the purchase price to your title or escrow company, you take title, and the proceeds of the second closing repay us. The money is typically out for a few hours.
Wholesalers use it when the end buyer's lender insists on buying from the owner of record, when they want to take title themselves, or when the spread is large enough that they would rather the seller and the buyer didn't see it. Because we lend from our own balance sheet, the decision, the wire and the payoff are all handled in-house, on the same day.
Sign your purchase contract with the seller. It needs to let your entity take title, not just assign the contract.
Sign the B-to-C resale contract and collect your buyer's proof of funds or lender commitment. This is the step that matters most: your end buyer is who repays us.
Email both contracts, the end buyer's proof of funds and your title or escrow contact to salesteam@f2finance.com, or call +1 424 888 0045. We confirm the deal the same day and can issue a proof of funds letter for your seller.
On closing day we wire 100% of the purchase price to escrow and you take title. No appraisal, no credit pull, no money of your own.
Your end buyer's funds repay F2 and your spread is paid to you at closing. Two closings, one day, one wire from us.
Two separate settlement statements. The seller sees your price, the buyer sees theirs, and neither sees the difference.
Many lenders will only fund a purchase from the owner of record. Taking title, even for an afternoon, keeps your buyer's financing on track.
If your end buyer needs a bridge loan to close, we do those as well. One lender on both legs makes the timing of a double close much easier.
One product, priced on your deal. The fee is a single flat amount, quoted when we confirm the deal and paid out of your B-to-C proceeds at closing. Nothing is due upfront.
Business-purpose loans to entities only. Both closings run through the same title or escrow company. If your end buyer's closing slips, talk to us early: for established operators we can hold the position for a few days or convert it to a short bridge loan.
Move the sliders to your numbers. The snapshot shows what F2 wires, what we are repaid, your break-even resale price and what you keep at the second closing.
Transactional funding is very short-term capital that pays for the A-to-B purchase in a wholesale double close and is repaid from the B-to-C resale, usually the same day. F2 Finance funds 100% of the purchase price when you have a resale agreed, so you can buy and resell a property without using your own money. It is sometimes called double close funding or flash funding.
No. Repayment comes from your end buyer's purchase, so we underwrite the deal and your end buyer's proof of funds or lender commitment rather than your credit score, income or experience. We do verify your entity and your ID.
One flat fee on the amount we advance, quoted when we confirm your deal and paid out of the B-to-C proceeds at closing. There is nothing to pay upfront. Budget as well for two sets of closing costs, one for each leg, and make sure your spread comfortably covers both.
Same day. Send both contracts, your end buyer's proof of funds and your escrow contact as early as you can and we confirm the deal the same day. On closing day we wire the full purchase price to escrow and are repaid when your end buyer closes, usually a few hours later.
Yes, as standard. One company closing both legs keeps the recording order and the flow of funds clean, and it is how most experienced wholesalers already work. If your deal is set up differently, tell us before you apply; for established operators we can sometimes work with two.
No. Residential is our preferred asset class, but because we lend our own capital and never sell our loans we can fund a double close on any type of real estate: single family, 2–4 unit, multifamily, mixed-use, retail, office, industrial and land. We have full discretion over our capital, so structure and terms can be tailored to the deal rather than to a lender's box.
This is the one real risk in a double close, which is why we verify the end buyer before we wire. If the resale slips, call us early. Depending on the operator and the deal we can hold the position for a few days or convert it into a short F2 bridge loan, rather than leave you stuck with a property and no funding.
An assignment is usually cheaper when the contract allows it and the spread is small, because there is one closing and no funding fee. A double close is the better fit when the end buyer's lender will only buy from the owner of record, when the spread is large enough that you want it kept private, or when you simply prefer to take title and resell as the owner. Whichever route you take, follow the terms of your contracts and have a real estate attorney review your documents.

Yes. If your end buyer needs a bridge loan to close, with or without rehab funding, that is our core product: $300K to $3M, residential or commercial, funded in days. One lender on both legs makes the timing of a double close easier for everyone.
