F2 Finance lends discretionary capital that sits outside the funding most private lenders rely on.
Most private lenders in the United States do not keep the loans they make. They sell them to loan aggregators, which pool the loans and securitize them. That model now dominates the market, and it has turned the product into a commodity: every loan has to fit the credit box set by the rating agencies, and every lender has to originate loans it can sell on.
The borrowers left behind are often the strongest ones. A creditworthy investor with a sound asset can still be declined simply because the deal falls outside a box that was drawn for somebody else.
F2 Finance lends discretionary capital that sits outside those constraints. We look at the asset and the borrower, apply common sense and structure a solution that fits. It is a different proposition in the private lending market, and it is why our bridge loans can go where others cannot.

F2 Finance is part of the Faes & Co group, which is led by Christian Faes. Christian co-founded LendInvest in London and built it into one of the UK's largest non-bank mortgage lenders, lending over £1 billion a year and managing over £5 billion in funds under management. LendInvest was listed on the London Stock Exchange in 2021.
He also co-founded Onate, a bridge lender in Ireland and Spain, and has worked in short-term real estate finance in Australia, the UK, Ireland and the United States. Christian started his career as a real estate and finance lawyer.
